Suprata for property management companies
Maintenance for thirty properties, every owner billed on their own
Suprata runs the maintenance side of property management. Each property is its own account with its own owner, equipment and history. Your managers are contacts who sit on all of their properties, and every repair bill lands with the right owner.

Sound familiar?
What a normal week looks like without the right system
We hear these from property management companies all the time. Here is what Suprata does about each one.
We manage thirty rentals for a dozen owners, and our repair bills end up in one pile that someone untangles every month.
Each property is its own account billed to its owner, so service history and invoices never mix.
When the water heater fails at one of the houses, nobody knows what's installed or how old it is.
Each property keeps its major equipment, like the furnace and water heater, as records with service history.
The tenant says weekdays four to six only, and our tech shows up at nine in the morning.
Access notes and showing windows live on each property, and the tech sees them on the job.
Owners want one statement a month, and our managers turn over, so the contact info is always stale.
Customer groups give a one-click statement across an owner's properties, and swapping a manager contact keeps all the history.

Here is how the work flows when every call, job, booking and payment lives in one place.
-
8:00 am
Overnight calls
Two tenant calls came in overnight. Each becomes a job on that property's account, with the property's equipment on screen.
-
9:00 am
Techs dispatched
The maintenance techs see today's work orders, each with access notes like Tenant Home After 4 pm.
-
11:30 am
Water heater out
A tech confirms the water heater on file is twelve years old, photographs it and the office sends the owner a replacement quote.
-
1:00 pm
Owner approves
The owner signs the quote online. The job moves to scheduling for tomorrow.
-
3:00 pm
Manager change
A new manager takes over the east-side houses. The office swaps the contact on those accounts and every history stays put.
-
5:00 pm
Owner statements
At month end, each owner gets one statement of account across their properties, with a pay link.

Questions we hear
Straight answers
Asked by property management companies before they switch.
Should the management company be one big account?
No. Each property should be its own account, and each manager a contact attached to all of their properties. One big account mixes billing, history and equipment.
Can owners get their own bills while our manager gets a copy?
Yes. Set the billing address per property, and the manager on the account can get a copy of each invoice.

Does Suprata handle leases and rent collection for our tenants?
Suprata runs the maintenance and owner billing side. It is not a tenant leasing or trust accounting system, so keep those where they are today.
Can we see every property one owner has with us?
Yes. Put them in a customer group to pull reports, send messages and build one statement across them.
